There's an Acre of Land in Milwaukie, and Here's Why That's a Bigger Deal Than It Sounds
If you've spent any time looking for land in the Portland metro area, you already know how hard it is to find. Established neighborhoods are built out, prices for anything buildable are eye-watering, and vacant lots with actual infrastructure nearby are genuinely hard to come by.
So when I tell you we just listed a full acre of residential land in Milwaukie for $179,000, I want you to understand what that actually means.
What's There
The property is located at SE Minerva Rd in unincorporated Clackamas County, tucked into a quiet, well-established neighborhood in the Oak Grove area. It's one acre (43,560 sq ft) of flat, usable land surrounded by single-family homes. No commercial noise, no weird adjacencies. Just a solid piece of ground in a neighborhood where people have been choosing to live for a long time.

The Zoning
The parcel is zoned R10 by Clackamas County, which is urban low-density residential. That means the intended use is exactly what the neighborhood looks like: single-family homes. It's also inside the urban growth boundary, which matters for long-term development potential and access to urban services.
Why the Price Makes Sense
Land is harder to price than homes. There's no square footage of living space to compare, no kitchen upgrades to justify a number. What drives value is location, access, zoning, and what you can actually do with the property. At $179k, this lot is priced to attract the right buyer and move. The county's assessed market value comes in significantly higher, which tells you something.
Who This Is For
Honestly, there are a few different people who should be looking at this:
The neighbor who's always wanted more room. Maybe you're within a few blocks and you've watched this property sit there for years. Owning the land next door, or nearby, gives you control over what gets built there and the ability to expand over time.
The family who wants to build custom. If you've been priced out of existing homes or just can't find what you're looking for, building might be the answer. This lot gives you a real starting point in a neighborhood with good schools (North Clackamas School District, including View Acres Elementary and Putnam High) and easy access to everything in the metro area.
The builder or investor. R10 zoning, inside the UGB, surrounded by comps? I've put together a full developer packet with utility as-builts, zoning details, maps, and community data. If you want it, reach out and I'll send it over.

The Bottom Line
Vacant land in established neighborhoods doesn't come up often. When it does, the people who move quickly are usually the ones who end up with it. If this sounds like something worth a conversation, I'd love to hear from you.
