Is the Portland Housing Market Heating Up Again?

What We’re Seeing in Spring 2026

Over the past couple weeks, I’ve had several conversations with lenders, agents, and buyers who are all asking the same question:


Did the market just suddenly get crazy again?

After a slower winter, it does feel like activity has picked up quickly in the Portland metro area. Some buyers are finding themselves in multiple-offer situations again, and homes that are priced well are seeing strong showing activity.

But before we start saying “2021 is back,” let’s take a closer look at what’s actually happening in the market.


The Portland Market Is Waking Up for Spring

The spring market in Portland typically starts building momentum in March and continues through May. That seasonal pattern appears to be happening again this year.

Recent local data shows:

  • Median sale price: about $525,000

  • Inventory: around 3.6 months of supply

  • Total market time: roughly 91 days

  • New listings: up 17% year-over-year 

This means buyers have more options than they did during the pandemic frenzy, but the market is still competitive enough that well-priced homes can sell quickly.

In other words, the market isn’t chaotic — it’s selectively competitive.


What Local Agents Are Seeing Right Now

Sometimes the most useful insight comes from what agents are experiencing day-to-day while showing homes.

Over the past two weeks, several local agents in a Portland real estate group shared similar observations:

Many are seeing multiple offers on homes priced under about $550,000–$600,000.

Some examples agents shared:

  • Homes listed under $500K receiving 10+ offers

  • A $550K listing receiving 7 offers

  • Homes in areas like Cedar Mill, North Bethany, and Scappoose receiving 3–5 offers and selling above list

  • Multiple agents reporting that almost every offer they've written recently has faced competition

But there’s an important nuance:not every home is seeing bidding wars.

The common theme agents are pointing out is:

  • Price matters

  • Location matters

  • Condition matters

Homes that hit the sweet spot for buyers are moving quickly.

Others are still sitting.


The “Sweet Spot” Price Range

Based on both the data and agent experience, the most competitive price range right now appears to be:

$450,000 – $600,000

Why?

Because this range lines up with what many buyers can afford at today’s mortgage rates.

Mortgage rates are currently hovering around the low-6% range, which has a big impact on monthly payments.

When rates moved up in recent years, buyers lost purchasing power. A buyer who might have afforded a $700,000 home a few years ago may now be shopping closer to $550,000.

That concentrates demand into that middle price band.

So while the overall market may look balanced, the most affordable move-in-ready homes still see strong competition.


Buyers Are Still Selective

Even with these multiple offer situations, today’s buyers are very different from the frenzy years.

They are:

  • more cautious

  • more payment-focused

  • more selective about condition

Buyers today are stretching their budgets due to higher rates, which means many prefer homes that feel move-in ready rather than homes that need a lot of work.

Homes that need updates, repairs, or price adjustments may sit longer — which is why pricing and preparation are so important when selling.


Renting vs Buying Is Still Part of the Conversation

Another factor slowing some buyers down is the math between renting and owning.

Portland’s median rent currently sits around $1,500 per month, while the monthly cost of owning a median-priced home can be significantly higher once taxes and insurance are included.

Because of that gap, many buyers are taking a little longer to decide whether to buy now or wait.

But when the right home comes along — especially in the entry-level price ranges — they’re still willing to compete.


What This Means for Sellers

For homeowners thinking about selling, this is actually a healthy market environment.

The days of automatic bidding wars everywhere may be behind us, but well-prepared homes can still sell quickly.

The key factors that are making the biggest difference right now are:

Pricing correctly from day one, preparing the home so it shows well, and strong marketing during the first two weeks

Homes that hit those marks are still attracting strong interest.

Homes that miss those marks often sit longer.


The Bottom Line

The Portland housing market isn’t back to the chaos of 2021 — but it also isn’t slow.

What we’re seeing instead is something closer to a normal spring market:

  • Buyers are active

  • Inventory has improved

  • Competition still happens in the right price ranges

  • Strategy matters more than ever

For buyers and sellers alike, success right now comes down to understanding where the market is competitive and where it isn’t.
