January 2022 Housing Market Report

Happy New year!! Hope 2022 finds everyone well and excited for the year to come. Here is quick market update for the month of December.

Year over year, home values have increased anywhere from 16 to 18% here in the Beaverton area and Portland metro as a whole. The new average price for a home in the be Beaverton area is $515,000.

Homes that listed on the market went quickly in a fast 24 days and they received an average of at least five offers where they received the asking price or above.

In many instances, it was not uncommon for potential home buyers in the market to pay anywhere from 20,000 to $50,000 over asking price, just to lock down a home.

A special message to my future buyer and sellers, it's more important than ever, if you want to get a home that you have a real estate agent who is ready to make a competitive and creative offer for you. So you're the one that beats out those five or plus other offers and home owners. Homeowners, if you're looking to put your house on the market, I suggest doing it now before interest rates rise and your home may become less affordable to all those buyers out there who would want to purchase it.
