Maximize Curb Appeal to Sell Your Home
Springtime is one of the best times of the year in Portland, Oregon to showcase your home for sale. First impressions start with great curb appeal. The right look can add thousands to the value of your listed home.
According to the National Association of Realtors, 63% of home buyers will drop by after viewing a home online. In order to get the best first impression and to make sure buyers will want to see more of your home, you will want to make sure the face of your home has the advantage on curb appeal.
On pre-listing consultations with home sellers, I point out that homes with great curb appeal make buyers anxious to see what the rest of the home has to offer, and homes with great curb appeal tend to sell faster. I offer specific suggestions for the seller’s consideration, but these are the top ten tips that I cover most often.
1. If you can’t see it you can’t sell it!
Trim overgrown bushes, shrubs, and trees. Make sure all windows and architectural features are visible from the street.
2. Power wash the driveway, walkways, and porches
If you don’t own a power washer, rent or borrow one
3. Wash the face of the house and roof as well
Clean will add value because the house will look fresh and bright without layers of dust and dirt. You can try an outdoor multi-surface cleaner – just add it to your hose and wash away the dirt and grime. Hire a professional to clean your rooftops. It must be done right in order not to damage the roof, or even worse, hurt yourself! Loose shingles should be replaced as well.
4. Of course, a new coat of paint will help
New paint certainly adds value to your home’s list price and curb appeal. If painting is not in the budget and you find areas that need a touch up, you may be able to color match a chip of the existing paint for a quick fix.
5. The condition of your front porch is important
Buyers will have a few minutes to stare at the door while the Realtor is opening the lockbox. A new front door adds a big punch to curb appeal, but if the budget is tight, adding a new coat of paint or stain will add a great impact. Clear away spider webs, and make sure the hardware is in good condition and the lock opens easily.

6. Outdoor lighting and house numbers are the jewelry of the home.
Changes here offer an inexpensive facelift. If it’s not in the budget, take a can of spray paint to rusty and outdated fixtures. It’s amazing how much better the fixtures will look. Adding solar lights to highlight walking paths and features is a great addition, and the lights are especially great for evening viewings and rainy days.
7. Great landscaping can be achieved with relatively small expense.
Add new dark mulch, seed bare patches, mow the lawn, weed and add a nice sharp edge to the lawn and around borders. Plant seasonal and colorful plants to plant beds and flower boxes and if you have room, place potted plants on the front porch or the doorway for a colorful and happy vibe to the home.
8. Make sure your fence is in good condition.
Buyers will notice if it’s in bad condition. Check for loose boards and broken latches. Add a fresh coat of stain if needed.
10. Walk across the street and look at your windows.
Make sure all the blinds and curtains are open, and the window coverings are cohesive, Make sure the backs or the curtains look fresh and fee of stains and tattered, loose fabric. Clean the windows inside and out.
